Are you getting ready to sell your home? If so, you’re probably thinking about all of the features you can list to get the best possible sale price. Interestingly, Zillow recently published a study about the features that can help sell your home for more. Features That Can Boost Your Home’s Sale Price

Here are some of the features that can help increase your home’s sale price — and the percentage you can expect above the estimated price:

  • Steam oven: 34.1 percent
  • Professional appliances: 32.3 percent
  • Wine cellar: 31.4 percent
  • Steam shower: 30.7 percent
  • Pot filler: 27.5 percent
  • Garage/shed studio: 26.5 percent
  • Heated floor: 26.2 percent
  • Waterfall countertop: 26 percent
  • Outdoor kitchen: 24.5 percent
  • Prep sink: 24.1 percent

Features That Can Help Sell Your Home Faster

There are also features that can help your property sell faster. Here’s a list — along with the number of days shaved off the time the homes were on the market:

  • Open shelving: 11.2 days
  • Pergola: 10.7 days
  • Mid-century 10.7 days
  • Subway tile: 10.4 days
  • Exposed brick: 9.5 days
  • Smart light: 8.9 days
  • Farmhouse sink: 8.9 days
  • Butcher block: 8.8 days
  • Smart thermostat: 8.2 days
  • Barn door: 8.1 days

Should You Add Any Features?

Of course, when you know there are features that can help you get a better price for your home and/or sell it faster, you’re bound to ask yourself whether or not it’s worth adding them. There are several points to consider.

In the first place, the Zillow study didn’t reveal whether or not the presence of those features was the only factor that contributed to a better price or shorter time on the market. For example, perhaps a kitchen that’s equipped with a steam oven is more modern and high-end — which could drive up the sale price. Or maybe a home with a wine cellar has a more pleasing layout and expensive furnishings, which makes buyers more willing to pay more.

Second, you’d have to calculate the costs of adding the features — along with the inconvenience of having a contractor work in your home. For example, if you purchase and install a steam oven, you’re looking at between $2,500 and $8,500 for the appliance, as well as a significant sum for the installation, since you’ll need to adjust your electric and plumbing system. So the question is whether that’s worth the money and hassle — and that can be a very personal decision. Some people may decide that going the extra mile is worth it, while others would prefer to avoid the inconvenience and instead settle for a lower price.

Optimize Your Listing

What’s undoubtedly true is that if your property does already have any of these features, highlighting them in the home’s listing can be a smart strategy, as it can help attract buyers who are willing to pay more and/or act faster.
