In the first place, the Zillow study didn’t reveal whether or not the presence of those features was the only factor that contributed to a better price or shorter time on the market. For example, perhaps a kitchen that’s equipped with a steam oven is more modern and high-end — which could drive up the sale price. Or maybe a home with a wine cellar has a more pleasing layout and expensive furnishings, which makes buyers more willing to pay more.
Second, you’d have to calculate the costs of adding the features — along with the inconvenience of having a contractor work in your home. For example, if you purchase and install a steam oven, you’re looking at between $2,500 and $8,500 for the appliance, as well as a significant sum for the installation, since you’ll need to adjust your electric and plumbing system. So the question is whether that’s worth the money and hassle — and that can be a very personal decision. Some people may decide that going the extra mile is worth it, while others would prefer to avoid the inconvenience and instead settle for a lower price.
What’s undoubtedly true is that if your property does already have any of these features, highlighting them in the home’s listing can be a smart strategy, as it can help attract buyers who are willing to pay more and/or act faster.
